Plain reading
Neither word is a measurement. A small flat can be well planned, and a “cosy” reception room may still not take the furniture you own. The useful facts are the internal floor area in square metres, and a floorplan with room sizes. If those are missing, the adjectives are doing the selling.
What the listing often leaves out
- Internal floor area in square metres — or a listing that only says “ask the agent”.
- A floorplan with room dimensions, rather than lifestyle photos alone.
- Which space the word applies to: the whole home, or one room.
- Whether a “double” bedroom fits a double bed and a wardrobe as it is laid out now.
Questions to take to the viewing
- What is the internal floor area in square metres?
- Can you send a floorplan with room dimensions before we view?
- Which rooms are being described as compact or cosy?
- Does the main bedroom work with a double bed once the doors and radiators are taken into account?
