“Catchment area” without a named school

On UK listings, catchment area without a named school is a claim you cannot check from the brochure. A place at a school is decided by the admissions authority, not by an adjective.

Plain reading

A named school and a source you can read are facts. “Sought-after catchment” is not. Catchment boundaries change, many schools are oversubscribed, and living nearby is not a promise of a place. The listing is not the admissions booklet. Treat the line as unverifiable until you have checked the current rules yourself with the council or the school.

Gaps

What the listing often leaves out

  • The name of the school, and whether the claim is about catchment, distance, or reputation.
  • The current year’s admissions rules — not a previous buyer’s experience.
  • How the authority measures distance, which is often a straight line rather than the walk.
  • Sibling, faith, or other priority rules the brochure will not mention.

Questions to take to the viewing

  1. Which school is this claim about, and where are the current admissions rules published?
  2. Are you stating a catchment fact, or giving an opinion about the area?
  3. Do you know whether the seller was offered a place, and in which year?
  4. What other schools are nearby that the listing does not name?
